Do I need planning permission for a pergola or gazebo?

In general, you do not need planning permission to build a pergola in your garden if it falls under permitted development rights. Most pergolas and gazebos are considered “outbuildings” under planning regulations.

What are the specific height limitations?

Your pergola must not exceed 2.5m in height if it is within 2m of your boundary. Otherwise, a maximum height of 3m is permitted for a flat roof or 4m for a dual-pitched roof. The permitted height is measured from the natural ground level.

Are there garden coverage restrictions?

The total area covered by outbuildings (including your pergola) should not exceed 50% of the total area of your garden. This includes existing outbuildings such as sheds, garden rooms, and garages.

What about positioning in relation to the house?

Any structure erected in front of the principal elevation (the front of your house) will require planning permission. Pergolas cannot be positioned between the front of your house and the road.

What about conservation areas and listed buildings?

If your home is in a conservation area, a national park, an Area of Outstanding Natural Beauty (AONB), or is a listed building, standard permitted development rights are often more restricted. In these cases, you will likely need to apply for planning permission regardless of the pergola’s size.

Does it matter if the pergola is attached to the house?

If your pergola is attached to your house, it may be considered an extension rather than an outbuilding, which means different rules apply. Attached pergolas are subject to the same rules as extensions – maximum height of 4m with a maximum projection of 3m for terraced or semi-detached houses, and 4m for detached houses.
